Guest House for Sale

KINGSFORT COUNTRY HOUSE, BALLINTOGHER, CO. SLIGO, IRELAND

Kingsfort House is a late 18th Century property, currently run as an exclusive country guest-house. It was originally built as a courthouse and has recently been very tastefully renovated. It presents itself as full of character and homeliness, with a definite touch of class.

It is located in the picturesque village of Ballintogher (200 inhabitants) which is a short 15 minute drive from Sligo. This area is renowned for it's scenery, history and out-door activities. Kingsfort is situated in the very heart of the 'Lakeland' area and a short distance from the coast.

Viewing is strictly by appointment only and highly recommended.

The main house provides two large guest bedrooms (one of which is a family suite with two adjoining bedrooms), reception and lounge areas, a dining room that caters for 12 people, kitchen & storage room, large laundry and utility area as well as staff accommodation. A further 6 guest bedrooms (some interconnected) are located just across the courtyard in a beautifully restored barn. These en-suite rooms all have individual access to the garden areas, the three on the first floor level each have a small private balcony. Each room design echoes the traditional Irish atmosphere that radiates from the entire property.

The restoration that has been carried out on the entire property has maintained such features as the original, timber, sash windows (some with their original shutters), and stone flag flooring in the kitchen and laundry. The bathrooms have enamelled, claw-foot, free-standing baths, with the added luxury of heated towel rails and power showers. The property also has up-to-date fire alarm and sprinkler system.

There are further out-buildings on the property that are also ready for conversion and full planning permission has been obtained to incorporate these structures into a specifically designed restaurant and kitchen area.

Car parking is very well catered for to the front of Kingsfort House. The use of French doors throughout the property are a constant invitation to explore the kitchen gardens and lawns situated within the walled-in boundary.

Kingsfort House has been mentioned in the Michelin Guide and received a Bridgestone Award in 2007 and 2008. Part of the 'Best Loved Hotels Network' and has been mentioned in Alistair Sawday's Internationally famouse Guide.
